Choose a Polyaspartic Garage Floor by the System, Not the Label

Compare polyaspartic garage floor coatings by slab preparation, cure time, traction, safety and quote details—not one-day installation promises.

Polyaspartic garage floor coatings are worth considering when you want a UV-resistant finish and a short return-to-parking schedule. But the coating name alone does not tell you whether the floor will bond, how soon you can park, or which layers you are buying.

Start with the slab, then compare the complete coating system. A one-day installation promise should come after those checks—not replace them.

What “polyaspartic” means on a garage-floor quote

Polyaspartic floor coatings are two-component resin coatings. LATICRETE describes its SPARTACOTE FLEX PURE as a polyaspartic aliphatic polyurea that can serve as a clear sealer, topcoat or part of a multilayer decorative system. It can also be applied over compatible epoxy. That means an epoxy base with a polyaspartic finish is not necessarily a contradiction or a substitution; it can be an intentional system design. Ask for the layers in order:

  • Moisture-control primer, if required.
  • Primer or base coat, with its exact product name.
  • Decorative flakes or quartz, including partial or full broadcast coverage.
  • Clear finish coat, including its specified thickness and traction additive.

Do not assume every polyaspartic product can perform every role. For example, SIMIRON Polyaspartic HS is designed for full-broadcast systems and specifically excludes use as a topcoat over a smooth coating system. SIMIRON product data sheet

Benefits—and the limits behind them

UV resistance: Both LATICRETE FLEX PURE and Sika Sikafloor-515 specify UV resistance. This is useful when comparing finishes for a garage entrance exposed to sunlight. Ask whether the complete proposed system, including any exposed colored layers, is suitable for that exposure. LATICRETE specifications · Sika specifications

Tire and chemical resistance: FLEX PURE specifies resistance to hot-tire pickup. However, resistance is not a promise of a permanently unmarked floor: SIMIRON warns that tire marking may occur, and its chemical-resistance ratings vary by substance. Ask about the fluids you actually use—motor oil, brake fluid, fuel or cleaners—rather than accepting “chemical-proof.” LATICRETE data sheet · SIMIRON data sheet

Fast curing: This reduces downtime but can also reduce the installer’s margin for mixing and spreading. FLEX PURE lists just 10–15 minutes of working time at 70°F and 50% relative humidity; higher temperature or humidity shortens that window. Fast curing is a reason to scrutinize the application plan, not a reason to skip preparation. LATICRETE working properties

Check the slab before booking installation

A floor that looks dry is not automatically ready to coat. Require a written preparation and moisture-testing plan.

LATICRETE’s FLEX PURE instructions call for removal of grease and other bond inhibitors, plus mechanical profiling to ICRI CSP-2. The sheet also permits SPARTACOTE PRIME-N-GO as an alternative to mechanical preparation, subject to that primer’s separate instructions. It requires concrete relative-humidity testing under ASTM F2170 and directs installers to use a specified vapor-control product at readings of 75% RH or greater. That is a requirement for this product—not a universal threshold for every coating. LATICRETE installation instructions

Before committing, identify:

  • Old paint, sealer or peeling coatings: What will be removed, and how will the remaining surface be checked?
  • Oil-contaminated areas: What cleaning and adhesion checks are included?
  • Dampness or water entry: What test method and acceptance limit apply to the chosen system?
  • Cracks and joints: Which receive repairs, and which must remain able to move?

Pause the coating project if cracks are growing, have vertical offset, or coincide with water entry. Separate installation time from parking time

“One-day floor” may describe the crew’s workday, not permission to drive onto the finish that evening.

These examples from the manufacturers’ 2026 data sheets show why the exact formulation matters:

FLEX PURE’s figures are based on 70°F and 50% RH. SIMIRON’s traffic figures assume at least 72°F and at least 50% RH, with longer waits if either condition is lower during curing. Ask for separate times after the final coat for walking, parking, full cure and chemical exposure. SIMIRON’s chemical-resistance testing uses fully cured material aged at least five days; permission for traffic does not mean every performance rating has already been reached. Specify traction and decide whether DIY is appropriate

Request a sample of the finished surface, including the actual topcoat and traction additive. Decorative flakes alone do not specify wet traction. LATICRETE allows traction additives and requires mock-ups or test areas to validate appearance and performance, including coefficient of friction. LATICRETE application guidance

Do not treat low odor as a safety clearance. FLEX PURE is labeled for professional use only and requires protective equipment and ventilation. Its Part B safety data sheet warns of allergic reactions and asthma symptoms or breathing difficulties if inhaled; odor is not an adequate warning against overexposure. Grinding adds a separate hazard: concrete grinding generates respirable crystalline silica, which can cause serious lung disease. If you cannot provide appropriate dust controls and the coating’s required exposure protection, stop and use a qualified contractor. OSHA silica guidance

Compare price and warranty on the same scope

Calculate each quote’s installed cost per square foot using the same measured area. Require line items for coating removal, profiling or an approved alternative, crack repairs, moisture mitigation, layers and thicknesses, traction treatment, and any vertical edges or apron included.

A low headline price is not comparable if one bid omits necessary slab work. Use our flooring-contractor checklist to make the scopes match.

Read the warranty separately from lifespan claims. SIMIRON’s published material warranty excludes application labor; your installer’s agreement may offer different coverage. Ask who pays for removal and recoating, and how moisture, cracking and tire marks are treated. SIMIRON warranty

The quote to favor is the one that documents a suitable slab, compatible layers and a realistic return-to-service schedule—not merely the fastest installation.
